Tenants · Locate quality tenants
· Screen potential tenants

· Rental and employment history verification
· Video Tape the house with the new tenant and when they leave
· Open escrow account for tenant’s deposit
· Collect the rent and deposit into an arranged account

Enforcement of rental agreements
· Should a tenant fail to pay on time we will Pursue and if necessary arrange eviction of the tenant
Handyman services
· We manage maintenance
and pass on all volume cost savings to you.
· Lawn and garden maintenance to be professionally managed
· Contractors to keep the house painted fresh and in keeping with the neighborhood
· Pool + SPA maintenance, arrange any maintenance such as biannual filter cleans etc.
(The pool company we contract with is very reliable and professional; we have worked together for many years)
· Pest control monitoring
· We ensure AC Filter replacement every 3 months.
· Repairs to any appliances or arrange a replacement if they are unserviceable
Annuals
· Fire blankets, fire extinguishers, alarms (smoke, carbon dioxide and burglar)
· We schedule and monitor air conditioning / heating service contracts
· Obtain all licenses that are required by the county Note:
We request to hold and manage a $1000.00 maintenance fund from the owner and any jobs up to $250.00 we would pay out of this fund without the need to contact the owner. Any job costing more than this we would contact the owner before going ahead, except in a situation where the cost could rise if not attended to immediately or in an emergency situation (Hurricanes etc.).
Any problems no matter how big or small tenant calls us we handle all tenant relations. We will walk the property every 1/4 to inspect for any damage or misuse of the property. Supply you with a year end accounting of all related billings and expenses incurred through our management service for your personal and tax accounting
